Suggerimenti

  • Negotiating the sale price, reduce transfer tax proportionally - a reduction of €10,000 in the sale price reduces costs by approximately €580.
  • For first-time homebuyers, some towns offer transfer tax relief – consult your notary.
  • PTZ can finance up to 40% of the purchase price for a new residential property in high-voltage zones for first-time buyers.
  • Minimum habitable surface area to be considered a new mobile home (VAT 20%) is 9m² with a minimum ceiling height of 2.20m.

Domande frequenti

Why are notary fees so high for older properties?

The majority of fees (approximately 5.80% of the property price) are actually reverse transfer taxes paid to the department, municipality, and state - not the notary's fees. The notary's fees represent only ~1% of the price.

What are the costs for a new property?

For a new home (less than 5 years old), the stamp duty is reduced to 0.715% of the price. VAT (20%) is included in the selling price by the promoter. The total notary fees are therefore 2-3% compared to 7-8% for the old system.

Are the notary's fees negotiable?

Partially: Since 2016, the notary can grant an 20% discount on fees for transactions above €150,000. However, this discount is at their discretion and does not apply to taxes.

What minimum down payment is recommended?

Banks recommend a down payment covering at least notary fees (7-8% old or 2-3% new) + 10% of the property's price. A down payment of 20-25% of the total price secures the best credit terms.
