Structural system (foundations, columns, beams, slabs, structural walls) that resists and transfers loads to the ground. Subject to structural codes (EN Eurocodes, national NTC 2018).
Foundation
Lower part of the load-bearing structure transferring loads to the soil. Types: shallow (raft, strip, pad) or deep (piles, micropiles, diaphragm walls).
Floor Slab (Solaio)
Horizontal element separating floors, resistant to bending. Types: composite clay-concrete, precast prestressed, in-situ concrete, timber, steel-concrete composite.
Load-Bearing Masonry
Construction system in which perimeter and internal walls form the load-bearing structure. Governed by EN 1996 (Eurocode 6).
Reinforced Concrete (RC)
Composite material combining concrete (compressive resistance) with steel reinforcement bars (tensile resistance). Primary construction material for modern structures.
Structural Steel
Iron alloy used in steel-framed structures or as reinforcement in concrete. Grades and requirements defined by EN 10025 and EN 10080.
Structural Timber
Natural or engineered wood (LVL, CLT, glulam) used in timber structures. Governed by EN 338 and EN 14080.
Thermal Insulation
Materials and techniques reducing heat transmission through the building envelope to achieve energy efficiency (EU EPBD Directive 2010/31/EU and recast).
Waterproofing
Protection system for construction elements (foundations, roofs, terraces, basements) against water infiltration, using membranes, coatings or surface treatments.
Roof / Roofing System (Copertura)
Uppermost building element protecting against weather. Types: flat, pitched, sawtooth, green roof. Comprises structure, weathering layer, insulation and drainage.
Building Envelope (Involucro Edilizio)
All perimeter surfaces (walls, roof, ground floor) separating interior from exterior, determining energy and comfort performance.
Building Services (Impianti Tecnici)
Mechanical, electrical and special systems integrated in the building: heating, cooling, ventilation, plumbing, electrical distribution, fire suppression, building automation. Subject to applicable EN and IEC standards.
Construction Site Safety (Sicurezza in Cantiere)
Technical, organisational and procedural measures to prevent accidents and occupational diseases. Governed in Italy by D.Lgs. 81/2008 (Consolidated Safety Act); in Europe by Directive 92/57/EEC.
Safety and Coordination Plan (Piano di Sicurezza e Coordinamento, PSC)
Document prepared by the Safety Coordinator at Design Stage (CSP) that plans safety measures for the entire duration of the site. Mandatory where multiple contractors are present.
Site Safety Coordinator (Coordinatore per la Sicurezza in Esecuzione, CSE)
Qualified professional who verifies, during construction, that the PSC and individual company safety plans (POS) are correctly implemented. Mandatory on multi-contractor sites.
Company-Specific Safety Plan (Piano Operativo di Sicurezza, POS)
Document prepared by the main contractor describing site-specific safety measures for their own operations, complementing the PSC.
Renovation / Refurbishment (Ristrutturazione Edilizia)
Works producing a building organism that is wholly or partly different from the original through demolition, planivolumetric modifications, facade changes or change of use category.
SCIA (Certified Notice of Commencement)
Simplified planning title: a certified notice to the municipality allowing works to begin immediately, under the professional's responsibility. Equivalent to prior notification in other jurisdictions.
Habitability Certificate (Agibilità)
Municipal certificate attesting that a building satisfies hygiene, structural safety, fire protection and energy requirements for its intended use.
Energy Performance of Buildings (Prestazione Energetica)
Index expressing annual primary energy demand (kWh/m²) for heating, cooling, domestic hot water, ventilation and lighting. Mandatory under EU EPBD for transfers and lettings.
Energy Performance Certificate (APE / EPC)
Document prepared by a qualified assessor classifying building energy performance (A4 best → G worst) with recommendations for improvement. Mandatory in Italy for property transactions.
Ordinary Maintenance
Repair, renewal or replacement of finishes and non-structural accessories without altering volume or intended use.
Extraordinary Maintenance
Renewal or replacement of structural or service elements, or provision of bathrooms, without altering overall volume or primary intended use.
